The First Time Buyers' Initiative (FTBI) aims to make more affordable homes available to first time buyers priced out of the housing market. It is part of the government's new HomeBuy low-cost home ownership initiative.
If you are a first time buyer and finding it difficult to get that first foot on the housing ladder, this may be an affordable solution.
Overview of the scheme:
- Buy a new build home on an FTBI development with an affordable mortgage and with Government assistance.
- Buyer mortgage and any cash contribution must be a minimum of 50% of the full purchase price.
- Government will assist with up to 50% of the full purchase price.
- You would have 100% title to the home.
- You must repay the assistance when you sell. If the Government contribution was 25% of the full purchase price, you would must repay 25% of the total value at the time of sale.
- You can make part repayments by 'staircasing' at any time.
- You would need to pay fees to the Government on its contribution after three years of ownership: 1% after 3 years, 2% after four years, and 3% thereafter.
